Puerto Vallarta Real Estate Market 2026: What Buyers and Sellers Need to Know This August
Is the Puerto Vallarta real estate market slowing down?
Yes.
Is it crashing?
No.
And those are two very different things.
If you spend five minutes on Facebook, you’ll probably find someone saying Puerto Vallarta real estate is booming, another person announcing that the market is dead, and someone else convinced their condo is worth $900,000 because their neighbor listed theirs for $900,000.
Real estate doesn’t quite work that way.
The Puerto Vallarta real estate market in 2026 has definitely changed. Buyers have more choices, properties are taking longer to sell, and pricing matters much more than it did during the extremely hot market we experienced a few years ago.
But properties are still selling.
The bigger story is that buyers have become much more selective.
Puerto Vallarta Condo Sales Have Slowed
Condos remain one of the biggest parts of the Puerto Vallarta real estate market.
In July 2026, 69 condos closed compared with 86 during July of the previous year, a decline of approximately 20 percent.
Looking at the year so far, 601 condos have closed compared with 800 during the same period last year.
Those numbers clearly show that sales activity has slowed.
But there is another number that matters just as much.
New condo listings dropped dramatically.
New listings were down approximately 59 percent compared with the previous year, while overall active condo inventory was down roughly 15 percent.
There were approximately 2,801 condos actively listed.
So yes, fewer buyers are purchasing.
But fewer owners are putting their condos on the market too.
That is important because this does not look like a market where owners are suddenly panicking and dumping properties.
Many sellers appear perfectly comfortable waiting.
Puerto Vallarta Buyers Have More Negotiating Power
This may be one of the biggest differences between the Puerto Vallarta property market today and the market several years ago.
Buyers are taking their time.
They are comparing properties.
They are looking at HOA fees.
They are researching buildings.
They are asking about rental history.
They are investigating future construction around the property.
They are considering walkability, views, parking, storage, amenities and building condition.
And most importantly, they are looking at comparable SOLD properties.
Notice I said SOLD.
Your neighbor listing their condo for $900,000 does not mean your condo is worth $900,000.
An active listing tells us what a seller wants.
A closed sale tells us what a buyer was actually willing to pay.
That is the number that matters when determining Puerto Vallarta real estate prices.
Properties Are Taking Longer to Sell
The average Puerto Vallarta condo was spending approximately 278 days on the market in July.
That is roughly 13.5 percent longer than the year before.
Before anyone panics, that does not mean every condo is going to sit around for nine months.
A great property in a desirable building that is priced correctly and marketed properly can still sell much faster.
But buyers have options now.
If five similar condos are available and yours is clearly overpriced, buyers can simply move on to the next one.
That is exactly why pricing strategy has become so important in 2026.
Are Puerto Vallarta Condo Prices Falling?
This is where real estate statistics can become misleading if you only look at one number.
The median condo sale price during July was approximately $337,850, around 8 percent lower than July of the previous year.
That sounds like prices are falling.
But year-to-date numbers tell a different story.
The median condo sale price for the year was approximately $396,240, which was about 7.8 percent HIGHER than the same period the previous year.
That is why I am very careful when somebody announces that the Puerto Vallarta real estate market is crashing based on one month of numbers.
The market is much more complicated than that.
Some properties are selling quickly.
Others are reducing their prices.
Others are sitting.
And some sellers are still pricing their properties like we are living in the market of several years ago.
We aren’t.
The Puerto Vallarta House Market Looks Different
The market for houses is behaving differently from the condo market.
While condo inventory has decreased, house inventory has increased.
Approximately 748 houses were actively listed in July, about 24.7 percent more than the previous year.
At the same time, 25 houses closed during the month, approximately 14 percent fewer than the year before.
The median time on market for houses reached approximately 254 days.
For buyers searching for a Puerto Vallarta home or villa, that can create opportunity.
More inventory means more choices.
More choices usually give buyers greater negotiating power.
Luxury Puerto Vallarta Real Estate Is Still Selling
Here is another reason I would not describe this as a collapsing market.
Luxury properties are still moving.
Three homes priced between $2 million and $3 million sold during July compared with zero during July of the previous year.
There were also approximately 86 active listings priced above $2 million compared with 63 the year before.
The median house sale price during July jumped to approximately $555,000.
That figure was influenced by higher-end sales, so it should not be interpreted as meaning every house suddenly increased dramatically in value.
But it does show something important.
There are still buyers willing to spend serious money in Puerto Vallarta.
There Is No Single Puerto Vallarta Real Estate Market
This is something buyers and sellers need to understand.
There is not one Puerto Vallarta real estate market.
There are dozens of smaller markets happening at the same time.
A $350,000 condo in Versalles is not competing with a $1.5 million ocean-view condo in Amapas.
A Zona Romántica condo with strong vacation rental potential is not competing with a large hillside villa.
A new preconstruction condo is not necessarily competing directly with a 20-year-old resale building.
Even two condos located a few blocks apart can perform completely differently depending on:
Location
Views
Walkability
HOA fees
Building reputation
Rental restrictions
Parking
Storage
Amenities
Condition
Future construction
And, of course, price.
That is why blanket statements like “Puerto Vallarta prices are dropping” usually do not tell you enough.
What Should Puerto Vallarta Sellers Do in 2026?
Price your property based on today’s market.
Not 2022.
Not what your neighbor is asking.
And not what you need to walk away with.
The market does not know what you paid for your property.
The market does not know how much money you spent remodeling.
The market does not know what number you would like to put in your bank account after closing.
Buyers determine market value through what they are willing to pay.
That does not mean giving your property away.
It means understanding the competition.
Presentation also matters much more now.
Professional photography matters.
Video matters.
Social media marketing matters.
The condition of the property matters.
And pricing correctly from the beginning matters enormously.
If a buyer looks at five similar condos and yours is significantly more expensive without offering anything additional, there is a very good chance they will choose one of the other four.
Is 2026 a Good Time to Buy Puerto Vallarta Real Estate?
For the right buyer, I think this is a very interesting market.
You generally have more time to investigate a property than you did during the hottest years.
There may be more room for negotiation.
Sellers with properties that have been sitting on the market for several months may be more willing to have a serious conversation about price.
And buyers can compare more carefully instead of feeling like they have to make an immediate decision.
But I would not assume every seller is desperate.
Remember that new condo listings have dropped significantly.
Owners are not flooding the market with inventory.
So when a great property appears in the right location at a realistic price, trying to negotiate every last dollar out of the deal can still result in losing the property.
Good real estate is still good real estate.
What Am I Watching Next in the Puerto Vallarta Real Estate Market?
Pending sales.
July pending condo sales dropped approximately 31.6 percent compared with the previous year.
Pending house sales dropped approximately 39.1 percent.
That tells me the end of summer could remain relatively quiet.
But Puerto Vallarta is also a seasonal real estate market.
The bigger test will come as we move into fall and winter and more buyers return from the United States and Canada.
That will give us a much clearer picture of where the Puerto Vallarta real estate market is heading next.
My Take on Puerto Vallarta Real Estate in 2026
Puerto Vallarta real estate is not behaving the way it did a few years ago.
And that is not necessarily a bad thing.
Buyers are asking better questions.
Sellers have to be more realistic.
Properties need to compete again.
And real estate agents actually have to understand pricing, marketing, buildings, neighborhoods and comparable sales rather than simply putting a property in the MLS and hoping someone buys it.
For buyers, there are opportunities.
For sellers, properties are absolutely still selling.
But 2026 is a market where strategy matters.
And the next time somebody tells you their condo is worth $900,000 because the neighbor listed theirs for $900,000…
