Rain can be a good thing !

Hola, friends!

You’ve pictured the ocean views, the sunset cocktails, and that balcony where you’ll casually announce, “I live here now.”

Then you arrive in Puerto Vallarta to look at homes, and the sky opens up.

There goes the hair. There go the shoes. But your house hunt? That rain might actually be doing you a favor.

I love showing a property when the sunshine makes everything sparkle. But I also want you to see what happens when the weather puts that beautiful home to work.

Because ocean views are wonderful. Water coming through the ceiling? That’s a different conversation.

A Little Rain Can Tell You a Lot

During a sunny showing, you’re admiring the terrace and deciding where the lounge chairs should go. After a heavy rain, you’re checking whether that same terrace drains properly.

Does water collect near the sliding doors? Are there damp spots around the windows? Is that stain on the ceiling an old repair or something that needs attention?

Rain won’t reveal every problem, and it doesn’t replace a professional inspection. But it can give us useful clues and better questions to ask before you buy.

Look Beyond the Front Door

You’re buying a home, but you’re also choosing the street you’ll come home to.

How does water move through the neighborhood? Can you comfortably access the building after a downpour? Does the walk from your parking space to your front door require an umbrella or a small boat?

That steep street with the gorgeous view deserves a second look when it’s wet. So do building entrances, parking areas, and common spaces.

These details might never make the listing photos, but they matter when you live here.

See the Home You’ll Actually Live In

If you plan to spend summers in Vallarta, seeing a property during rainy season helps you picture your everyday life.

Can you enjoy the covered terrace during a shower? Does the home feel comfortable with the windows closed? Where will you leave wet shoes, towels, and the umbrella you’ll probably forget at a restaurant?

Imagine yourself spending a rainy afternoon there. If you still love the space when the sunset takes the day off, that tells you something.

Come Prepared, Stay Flexible

Wear shoes with traction, bring an umbrella, and leave a little room in the schedule. Tropical downpours can change our timing, and we’ll reschedule if conditions make travel unsafe.

Also, give yourself permission to arrive looking slightly less polished than planned. We’re shopping for your next home. Your hair can recover over lunch.

There’s Plenty to Love About This Season

The mountains turn lush and green, the clouds put on a show over the bay, and a covered balcony becomes a pretty spectacular place to watch the rain roll in.

You may discover that you love this side of Vallarta just as much as the sunny version.

So if rain appears in the forecast during your house hunt, don’t immediately write off the day. It could help us see something worth knowing.

Let’s find you a home you love when the sun is shining and feel comfortable in when it isn’t.
