Beachfront vs. In-Town Condos in Puerto Vallarta: What Buyers Should Know Before Investing

When buyers start looking at condos in Puerto Vallarta, one of the first decisions usually comes down to location.


Do you pay more to be beachfront or close to the ocean?


Or do you move a little farther inland, spend less, and potentially get more space, lower carrying costs, and a completely different lifestyle?


There is no automatic winner.


A beachfront condo and an in-town condo can both be great investments, but they often work for very different reasons.


And this is where buyers can make a mistake. They fall in love with the view, the rooftop pool, or the neighborhood without really looking at how the property fits their actual goals.


Two condos five minutes apart in Puerto Vallarta can be completely different investments.


One may sell the ocean view.


The other may sell walkability, restaurants, lower carrying costs, and year-round livability.


So before deciding which one makes more sense, let’s look at the differences.


BEACHFRONT OR IN-TOWN: WHICH IS THE BETTER INVESTMENT?


It really depends on what you want the property to do for you.


Beachfront and near-beach properties can command higher nightly rental rates, particularly when they offer strong ocean views, direct beach access, resort-style amenities, or a location tourists already know and search for.


But a higher nightly rate does not automatically mean a better return.


You still need to consider the purchase price, HOA fees, maintenance, management costs, occupancy, seasonality, and how often you plan to use the property yourself.


In-town condos can have a lower cost of entry and lower operating expenses. Depending on the property and neighborhood, that can make them attractive for buyers interested in mid-term rentals, longer stays, full-time living, or simply getting more property for their money.


The important question is not:


Which location is better?


It is:


Which property works better for what I am trying to accomplish?


PRICE AND PRICE PER SQUARE METER


Location has a major impact on pricing in Puerto Vallarta.


Oceanfront properties and condos with strong ocean views generally command a premium because there is only so much land directly along the coastline.


But I would be careful about lumping entire neighborhoods into either the beachfront or in-town category.


Zona Romántica, 5 de Diciembre, Marina Vallarta, and Conchas Chinas, for example, all contain properties with very different relationships to the ocean.


You can have an oceanfront condo, a condo one block from the beach, and another property several streets inland within the same general area.


That is why I prefer to look at properties as:


Oceanfront


Near-beach


Interior urban neighborhoods


Rather than simply beachfront versus everything else.


A buyer may pay substantially more per square meter for a direct ocean view or beach access even when another condo nearby has similar finishes and amenities.


That premium is not necessarily about the condo itself.


Sometimes you are paying for the view.


Sometimes you are paying for location.


And sometimes you are paying for both.


RENTAL DEMAND: VACATION RENTALS VS. LONGER-TERM RENTERS


This is where the difference between properties becomes especially important.


Vacation renters often place a high value on things like:


Ocean views


Beach access


Pools and resort amenities


Walkability to nightlife


Restaurants


The Malecón


Los Muertos Beach


Easy access to popular tourist areas


That can give beachfront and near-beach properties an advantage in the short-term vacation rental market.


But again, the numbers need to make sense.


A condo generating higher gross rental revenue can still produce a lower net return if you paid substantially more for it or if the operating expenses are significantly higher.


On the other hand, longer-term renters may care more about everyday livability.


They may prioritize:


Good restaurants nearby


Grocery stores


Coffee shops


Fitness options


Reliable internet


Easy transportation


Walkability


A quieter residential setting


That combination has helped neighborhoods such as Versalles become particularly attractive to people staying for longer periods, including remote workers, retirees, seasonal residents, and professionals.


The best rental strategy depends on the specific property.


MAINTENANCE, HOA FEES, AND SALT-AIR WEAR


This is something buyers sometimes underestimate when they first start looking at oceanfront property.


Salt air is beautiful.


It is not particularly kind to buildings.


Properties directly exposed to the ocean can experience faster wear on metal, railings, windows, exterior finishes, appliances, air-conditioning equipment, and other mechanical components.


That does not mean you should avoid beachfront property.


It simply means maintenance needs to be part of your investment calculation.


Beachfront and resort-style developments may also have larger amenity packages, including:


Multiple pools


Beach access


Elevators


Security


Gyms


Landscaping


Common-area staff


Beach clubs


Those amenities cost money to maintain.


An in-town building with fewer amenities may have considerably lower HOA expenses.


But this is another area where you cannot generalize too much.


There are smaller beachfront buildings with reasonable HOA fees and luxury in-town developments with significant monthly fees.


Look at the actual numbers for the actual property.


Do not assume.


Oceanfront properties clearly experience greater marine and salt exposure.


Hurricane and tropical-storm exposure, however, is not simply a beachfront versus inland issue.


APPRECIATION AND RESALE


Both beachfront and in-town properties can appreciate, but they may appreciate for different reasons.


Oceanfront real estate benefits from something that cannot really be manufactured:


Scarcity.


There is only a limited amount of coastline.


That creates long-term appeal for buyers who specifically want oceanfront living or unobstructed views.


But highly desirable urban neighborhoods can also perform very well.


Areas that become more walkable, develop stronger restaurant and retail scenes, attract new construction, and improve their overall desirability can see significant buyer demand.


Versalles is a good example of how dramatically buyer attention can shift toward a neighborhood when lifestyle, restaurants, development, and location come together.


I would also be careful saying beachfront always has the broader resale market.


A well-priced condo in Zona Romántica, Versalles, 5 de Diciembre, Marina Vallarta, or another desirable neighborhood can attract a very large group of buyers.


The buyer pools may simply be different.


Beachfront properties may appeal strongly to second-home buyers and vacation-rental investors.


In-town properties may attract full-time residents, investors, retirees, remote workers, and buyers who simply prefer living closer to everyday services.


WHICH PROPERTY FITS YOUR GOALS?


This is the conversation I would rather have with a buyer than simply asking whether they want beachfront.


Start with what you actually want from the property.


If your priority is:


Ocean views


Beach access


Vacation use


Strong short-term rental appeal


A resort-style experience


Then beachfront or near-beach may make sense.


If your priority is:


A lower entry price


Lower carrying costs


More square footage for your budget


Longer-term rental potential


Everyday walkability


Full-time or seasonal living


Then an in-town property may make more sense.


And there is nothing wrong with wanting both.


Puerto Vallarta has properties where you can still be incredibly close to the beach without paying the same premium as direct oceanfront real estate.


That is why I always tell buyers not to lock themselves into one neighborhood too early.


Sometimes the property that makes the most financial sense is two or three blocks away from where you originally thought you needed to be.


ONE MORE THING INVESTORS NEED TO CHECK


Before buying any property in Puerto Vallarta with rental income in mind, verify the condominium rules.


Do not assume Airbnb or short-term rentals are automatically allowed simply because another unit in the building appears online.


Buyers should review the condominium regime, HOA rules, administration policies, and any restrictions affecting rentals before purchasing.


The same applies to pets, parking, remodeling, occupancy rules, and other issues that may affect how you plan to use the property.


The rental strategy only works if the building allows you to execute it.


THE BOTTOM LINE


Beachfront does not automatically mean better investment.


In-town does not automatically mean better return.


The numbers depend on the individual property.


A higher-priced beachfront condo may generate excellent vacation rental revenue and offer lifestyle benefits that justify the premium.


A lower-priced in-town condo may provide lower carrying costs, strong rental demand, and an attractive return relative to the amount invested.


The smartest comparison is not simply beachfront versus in-town.


It is:


Purchase price


Price per square meter


HOA fees


Expected maintenance


Rental restrictions


Realistic occupancy


Realistic nightly or monthly rental rates


Management costs


Personal usage


Resale appeal


And your long-term goals


That is how I would evaluate the property.


Not just by how close the balcony is to the ocean.


FREQUENTLY ASKED QUESTIONS


Are beachfront condos in Puerto Vallarta worth the premium?


They can be.


If ocean views, beach access, vacation rental appeal, and personal lifestyle use are important to you, the premium may make sense.


But buyers should compare the higher purchase price and operating costs against realistic rental income rather than assuming a beachfront property automatically produces a better return.


Which is a better investment: beachfront or in-town?


Neither category automatically wins.


Beachfront and near-beach properties may command stronger nightly rates and have significant lifestyle appeal.


In-town condos may offer a lower purchase price, lower carrying costs, and attractive opportunities for mid-term or long-term rentals.


The better fit depends on your investment strategy and the individual property.


Do beachfront condos cost more to maintain?


They often can, particularly because salt air accelerates wear on metals, exterior finishes, windows, appliances, and mechanical systems.


However, HOA and maintenance expenses vary significantly from building to building, so buyers should review the actual budget and HOA financial information before purchasing.


Are in-town condos good rental investments in Puerto Vallarta?


They certainly can be.


Neighborhoods with restaurants, grocery stores, transportation, walkability, and everyday services can be very attractive to longer-term renters, retirees, remote workers, and seasonal residents.


But rental performance should always be evaluated property by property.


Do beachfront condos appreciate faster?


Not necessarily.


Oceanfront properties benefit from scarcity and strong lifestyle demand.


In-town properties can appreciate as neighborhoods develop, become more desirable, and attract additional restaurants, services, infrastructure, and new construction.


Past appreciation also does not guarantee future performance.


Should I buy specifically for Airbnb?


I would buy a good property first and then determine the rental strategy that makes sense.


Before purchasing specifically for short-term rentals, confirm the building rules, calculate all operating expenses, look at realistic occupancy assumptions, and understand how much personal use will affect your rental income.


Sometimes the best investment is not the condo with the highest advertised nightly rental rate.


It is the property where the entire equation works.
