South Shore / Mismaloya

The South Shore is where Puerto Vallarta starts to feel more dramatic, more tropical and a little farther removed from the city.

As you head south, the mountains press closer to the ocean, the jungle gets thicker, and the coastline breaks into coves, beaches and rocky overlooks.

Mismaloya is one of the best-known areas along this stretch and has a very different feel from central Puerto Vallarta.

Transportation matters more here.

Depending on the property, you may rely on a car, taxi or ride service more often.

Beach access also varies a lot. Some properties are directly on a swimmable beach, while others sit above rocky coastline or have more limited access. You should also look closely at building services, parking, security and how often you realistically expect to head into town. But wow ! It is a beautiful area.

The South Shore has a wide range of options.

You can find older condos with ocean views, resort-style developments, luxury villas and larger residences.

Pricing is usually driven by proximity to the ocean, view, access, condition, amenities and whether the property feels more residential or resort-like.

Luxury properties can climb quickly, but there are also areas where you may get more space or a stronger view for the money than in the Romantic Zone.
