The honest truth about selling in Puerto Vallarta:
The market doesn’t “hate” you… it just doesn’t know your story.
It doesn’t know that you:
• Spent $80K turning this place into your dream Vallarta escape
• Need $500K so you can upgrade to that oceanfront penthouse
• Feel it should be worth more than the neighbor’s that just sold
• Have 20 years of sunsets, holidays, and margarita memories here
The market only looks at one thing:
What a real, qualified buyer is willing to pay today in Puerto Vallarta.
That’s it.
If your place is getting showings but not offers, here’s what might be going on:
Pricing based on what you NEED
“I need $650K to pay off the mortgage and buy my next place.”
Totally valid for your life plan…
but buyers don’t see that number.
They only see what similar properties are actually selling for.
If the market says $575K, that’s the number they react to.
Pricing based on what you SPENT
“I put $100K into this remodel and furniture package!”
And it looks amazing, which helps it stand out and sell faster.
But in PV, the market might only return $40K of that, not the full $100K.
Upgrades help, they just don’t always come back peso-for-peso.

Usually they do see the potential…
and then offer around $575K and plan their own remodel.
