Cinco de Diciembre feels more like everyday Puerto Vallarta.
Just north of downtown, it blends traditional neighborhood life with newer condos, local restaurants, small businesses, hillside homes and some surprisingly good ocean views.
It is less polished and tourist-focused than the Romantic Zone, and that is exactly why some people love it.
You are still close to the Malecón and central Puerto Vallarta, but the neighborhood feels more local, more residential and a little more lived-in.

People who want to stay close to downtown without being directly in the busiest tourist area.
It can be especially appealing to full-time residents, buyers who enjoy local restaurants and neighborhood life, and people who want more value than they may find farther south.
WHAT TO THINK ABOUT
Cinco de Diciembre changes dramatically from street to street.
The lower part can be very walkable, while properties higher on the hillside can involve steep streets and stairs.
Noise, parking, road access, barking dogs, future construction and elevation should all be considered carefully.
WHAT DOES IT COST TO LIVE HERE?
Cinco de Diciembre can offer a wider range of prices than the Romantic Zone.
Older apartments and simpler long-term rentals may provide relatively good value, while newer condos with ocean views, rooftop amenities and modern finishes can command much higher prices.
As you move uphill, views may improve, but convenience can decrease.
The sweet spot for many buyers is finding the right balance between price, view and walkability.
Cinco de Diciembre is a strong option if you want central Puerto Vallarta with more local character and less of a resort feel. It is not as polished as the Romantic Zone, and that is part of its appeal.
